Electrical Inspection Fees
Independent electrical inspections for buyers, sellers and agents. When the inspection findings and available information allow a reliable scope and cost, an itemized, budgetary estimate is included with the report.
Electrical Inspection
A full on-site electrical examination by a C-10 contractor with 34 years in Los Angeles homes, delivered as a documented report with photographs and, when possible, an itemized budgetary repair estimate.
- Itemized findings and a budgetary repair estimate when the scope can be reasonably quantified
- Report within one business day after the later of the site visit and payment
- Repairs referred to independent contractors when available
Cost estimate. When the inspection findings and available information support a reliable scope and cost, an itemized, budgetary repair estimate accompanies the report. If the scope cannot be reliably quantified from an inspection alone—for example, because quantities are concealed or further evaluation by another trade or an engineer is needed—we’ll explain the limitation and provide a written repair scope at no additional charge, where the conditions can be described from the inspection.
Inspection fee schedule
- Find the size on the left, then the column for the listing price. Unlisted properties are priced in the column matching their estimated value.
- Condominiums and townhomes over 2,000 sq. ft. are priced as single-family residences of the same size.
- Tier is set by whichever threshold is reached first. A 4,200 sq. ft. residence listed at $6.5M is quoted under Estate & Architectural.
- Estate & Architectural properties are quoted individually. Landmark and architecturally significant homes carry integrated systems, legacy and bespoke wiring, and documentation requirements a standard inspection does not address. Detached guesthouses, secondary services, and subterranean levels are quoted separately.
- Service area: 20-mile radius of ZIP 90046. Properties outside this radius are quoted at booking with travel included.
- Fees are due at the time of service.
- Scheduling. Rescheduling or cancelling with 24 hours’ notice is free. A $150 trip charge applies to later cancellations or if the property is inaccessible. Re-inspection of previously identified conditions is 50% of the original fee.
- Estimate availability. The inspection report includes an itemized, budgetary repair estimate when the available information allows a reliable scope and cost, unless the engagement agreement excludes it. When concealed quantities, work involving other trades, or conditions requiring engineering prevent reliable pricing from an inspection alone, we’ll explain the limitation and provide a written repair scope at no additional charge, where possible, to help you obtain bids.
- Independence. Powerhouse Electric does not perform, or offer to perform, repair work on a property it has inspected, for twelve months following the inspection report date, and never performs work funded by a repair credit or escrow holdback arising from its report. Corrective work is referred to unaffiliated contractors when available. Inspection fees are flat and are not contingent on findings or on close of escrow. Full policy available on request.
