A full on-site electrical examination by a C-10 contractor with 34 years in Los Angeles homes, delivered as a documented report with pricing you can take into a negotiation.

Your estimate is always included. We price the work; on properties we inspect, we do not perform it. That separation is what makes our numbers usable in a negotiation.

- Tier is set by whichever threshold is reached first. A 4,200 sq. ft. residence listed at $6.5M is quoted under Estate & Architectural.
- Estate & Architectural properties are quoted individually. Landmark and architecturally significant homes carry integrated systems, legacy and bespoke wiring, and documentation requirements a standard inspection does not address. Detached guesthouses, secondary services, and subterranean levels are quoted separately.
- Service area: 20-mile radius of ZIP 90046. Properties outside this radius are quoted at booking with travel included.
- Fees are due at the time of service and are not contingent on findings or on close of escrow.

How the $150 estimate review works
- Email the report. Send the full report or just the electrical section to info@calphe.com.
- Pay $150. An invoice link comes back the same day. Work begins on payment.
- Receive your range. Within 24 hours you get a written cost range for the electrical items identified, with the significant ones called out.
What this is, and what it is not
- The estimate is prepared solely from the third-party report provided. The property is not visited, examined, or evaluated by Powerhouse Electric.
- The result is a budgetary range for planning and negotiation. It is not a bid, a firm price, or a home inspection, and it is not a substitute for one.
- General home inspection reports frequently recommend further evaluation by a licensed electrician without identifying scope. Conditions concealed at the time of the original inspection may materially change the cost.
- Any figure provided is subject to re-quote upon site access. A firm price requires an on-site electrical inspection.
- The $150 fee is earned upon delivery and is not refundable. It is a fixed fee, charged regardless of the findings or the outcome of the transaction.
